Hi Consent Order finalised after nearly two years in January. List of contents within order agreed he will collect with 72 hours notice at mutually convenient time. I am still in possession and they are restricting use of my garage and another outdoor room and I want them gone.

I have recently sent one email advising I require them to be collected ASAP as I require full access to my property - ex refused until step 3 Covid restrictions but no fixed date - this is unreasonable so I sent 30 day formal notice to collect - he refused but offering to collect 12 days after my deadline - plus threatening legal action against me if contents damaged due to negligence / malicious damage (they are quite safe). Using COVID as excuse but they are in a locked garage and room - doesn’t need access to my premises and he has his own vehicle for collection

if they are not collected on agreed date what are my next steps as it is unreasonable for him to use my property as free storage whilst his own new property is being renovated - 7 days to collect or dispose ? Storage charges ? Cost of sales deducted?

I see his possessions are in the garage/a room and safe and dry and you have an agreed collection date, but in the meantime it is hindering your use of the garage/room which is why you gave instructions in the consent order.
Who's living in the property? Is he contributing to the mortgage? Is the property to be sold?
I would wait until the date has passed but it could be true that he has nowhere to store them until his house is ready. Has he said how long this could take?
