Mesher order sale of FMH

So after 12 years, as per a mesher order my ex wife will have to sell the FMH, which a new court order done to activate the sale. My concern is that the house will go on the market and we will get a buyer, but what is there to force the sale? My ex wife can argue that she needs to find a new home, or cant get a mortgage or cant find anywhere to buy. Thus delaying the sale of the FMH.
Has anyone been through this and knows what can be done? or possible outcomes?

She can argue anything she likes but knew what the trigger dates were. If she has failed to plan for the past 12 years then the court will have little sympathy.

Will she definitely need to sell to pay you off? If you need to return to court to force a sale ask that you have sole conduct of sale then you will have much more control over it.
